Gator, I would be interested to know what "bell and whistle" is missing on a resale property? I believe there is something to be said about moving to a new area of the development from a meeting people standpoint. I am still 3 years away but all the re sales I see at SJP, WR, OR and even ST which is the oldest of the four meet 80 - 90% of my criteria. Is it location or the new flood zone topic?

What is the time frame you were given vs. actual?
I am interested in a Logan home and wonder if their estimate is accurate.

@caco54: Somewhere on this forum (within the last 6 months) the subject of design/amenity changes for new builds versus resales was discussed in some detail.

@CanalsLB: My personal situation with Logan Homes is still fresh (construction began a few weeks ago) but so far, so good. It started on schedule and I have a finish completion date not to exceed Dec. 17th, but expected to be done a bit before that. From my discussion with both the builder and new Logan Home owners it appears they do a good job of maintaining their build schedule. New customers go to the back of the "congo-line". They have a fairly established group of work crews and refrain from starting new construction at the peril of existing customers in progress. In other words, you might walk in today with a fat wad of cash and say I want to build a home NOW only to find out your turn in the "congo-line" won't begin for a few months. It all depends on how much they got going on. For example, I signed my build contract in December 2013, had my final design meeting in the 1st week of April, and construction just began, although I chose to delay construction for a bit such that the end build date fit my needs better.

Plan ahead.

Yes, Tinton Falls. But we are in the far northern part near Shrewsburry and Red Bank.

Actually no, no reassessment at all. When the house was assessed 100k higher 5 years ago the tax bill was 1400.00 less. Totally insane.... Ironically i replied to a reporters blog on Facebook looking for people who are planning to leave NJ when they retire and why. I could be in the newspaper if i get selected. Will post the article if i get selected. Will try to cjheck my emotions but a Irish Catholic boy from Jersey City has never been known to check their emotions. Especially at age 60, Ha!!!!!!!!!
