Thank you Valaw. So far everything has gone too well with Logan between the sales specialist and the design person but that is the easy part. The actual construction that will go on for months without my supervision from 700 miles away will be the issue. Built a house here on LI 16 years ago and mistakes were made but I was able to catch them quickly living only 25 minutes away and visiting weekly. The Logan construction supervisor will be in contact with me I'm told weekly and pics sent but a few general pictures will not show many details that could be incorrect. The review after framing will show any structural mistakes but the finish work needs inspection. With any luck, our current home will sell quick and we end up in SJP renting a condo for a few months so I can inspect almost daily during the finish phase.

Logan was't the 1st builder we used, just the least responsive in the end. Things seemed great with Logan in the beginning. Like you, we did not anticipate the problems we had down the line or Logan's lack of responsiveness once they were paid. We were actually told Logan's focus is on limiting its costs on each house so do not expect any freebees.
As for inspectors: I'd recommend Hubert Lowe (910) 279-4728 if you can get on his very busy list or secondly, Joe Chek (304) 281-9222. Joe lives in SJP. Both have done work for me.
Keep in mind, Logan will give you lots of expensive "upgrades' or options, but they will not inform you of many others you might want. My recommendation: do not assume anything with them!

Ok, you retired professionals who answered many building questions helping a lot of us considering building, did any of you ever think of consulting, I.e. Being our eyes and ears while we live far away for a reasonable fee, ya know checking the building a few times a week, seeing that it's being built
right? The only other thing I could think of was to have my boyfriend move there 9 months earlier to supervise. Only problem is posing the mortgage and his rent during this time.How about it

Just my opinion:

Logan - Cookie cutter homes, build it their way or go away, least costly.

Firetti - Good/excellent quality custom builder, more interested in larger, expensive homes, less interested if your budget is under 500k.

Southern Comfort Homes - Smaller company, custom builder, experienced, will work with you while being forthright about costs. Built my home on time, on budget with few surprises.

I love the process and detail in building and have some street smarts about it (I've built 3 homes for myself) but am seriously under qualified by any account.

There are people in the area that do this and appear to be more qualified. I've see a few advertise in 'Just Judy', 'Whats Up St James' etc.

My home was in that price range. ~2,200 sq/ft, brick ranch, 3 bed room, 2.5 bath, home office, open floor plan, 2 car garage, various upgrades like a 3 season room, oversize master, attic storage, brick, tankless hot water, landscaping etc, lot included.
