Egret Landing Shopping Center is a proposed retail center that would locate at the northeast corner of Emerald Drive and Mallard Drive/Emerald Landing Drive in the town of Emerald Isle in Carteret County, North Carolina. It would be anchored by a 31,568-square-foot grocery store.
The Emerald Isle Planning Board voted unanimously at its Monday, 22 August 2016, meeting to recommend the town commissioners approve the site plan for Egret Landing Shopping Center. Town commissioners will take up the site plan at their Tuesday, 13 September 2016, meeting.
Although it has not been officially announced by the town of Emerald Isle, this is going to be a Publix. I had a conversation yesterday afternoon with a resident here who was at one of the last board meetings and its just a matter of getting the details worked out at this point.
It appears to be Publix indeed. Publix's smallest prototype is 29m (29,000 square feet). It appears the store at Egret Landing Shopping Center will be slightly larger.
I am dubious toward the store's loading dock. It appears to be difficult to trucks to back in and pull out making deliveries.
Publix would be an upgrade from Food Lion #491, Emerald Plantation, 8700 Emerald Drive, Emerald Isle, North Carolina 28594-2400.
From what I heard yesterday the loading area and trash area is going to be fully enclosed in some way (not sure if considered part of the total square footage). I agree looking at the plan you linked to that loading dock location looks interesting especially considering this is directly off the Crew Drive street that article is referring to. This street is also the only other access into the Emerald Plantation shopping center where Food Lion is, other than the main access at the stop light. Trucks already use this street to get to the loading docks behind Food Lion so I guess it won't be that big of a deal.
The trash compactor would not be included in the square footage. The area of the loading dock enclosed by the exterior wall would be included in the square footage.
