My husband and I have family in Wilmington and when we retire in a couple of years we are considering that area for retirement. What we love are the beaches and boating. Boating especially around the ICW. Where we currently live housing is less expensive. For what I would get for my home here would cost me about $50,000 more in Wilmington. We don't have a large house now, so I am not interested in down sizing from what we have. What areas outside of Wilmington is housing more reasonable but we would still have good opportunities for boating? We don't care for boating on the Cape Fear River. We have visited Hampstead and looked at housing, but we did not get a good feel for that area for us. I have been to Southport, but I am not sure about boating there and it seems too far out and not much to do. I have been through Leland, however we have not looked at real estate. I have heard some say it was less expensive and others say it was more expensive. What other areas would you suggest? Even over the SC line might be okay. For now we would be looking around the $250,000 -$270,000 price range. We are also thinking we may have to look around inland areas that have lakes in NC and SC. Much more reasonable, but I really love the beach.

Within a 30 minute drive is what we would prefer.

There are many nice houses in Wilmington for less than $270,000; that price will easily get you 1,800 to 2,200 square feet. I'd look again. Other options would be the Leland near Wilmington and Shallotte and Calabash further south. Maybe look at Boiling Spring Lakes, although it may be too isolated and quiet.

You might look at Ocean Isle and Sunset Beach too. Both are relatively affordable and I don't think Shallotte or Calabash have much quick and easy beach access, easily w/I 30 minutes.

There are a lot of good deals in the Hampstead area and taxes are pretty low.

Shallotte is 15 minutes from Ocean Isle Beach and Calabash is 10 minutes from Sunset Beach. $270,000 isn't going to get you on the beach.
