Bald Head Island Builders (real estate, homeowners association, home builders)

Does anyone have recommendations for home builders on Bald Head Island? I spoke to one who gave me a ballpark quote of $300 per square foot (not including the price of the lot). Considering that everything has to be barged over, I expect there to be a premium but this seems way out of whack. Any feedback on square footage prices would be appreciated as well. If it truly costs that much for new construction, we'll look elsewhere. We are looking to build a simple cottage between 1600 and 1800 square feet.

More surprised that the cost per sq/ft is not higher. As you know all materials are barged to the Island, trucks carrying building materials are allowed access one day a week.
Bald Head Island is prime real estate for beach front lovers.

Actually, the barge runs 4 times per day, 5 day per week but I see your point. It is a hassle to put delivery trucks on a barge. I just don't see how that translates to building costs that are 2-3 times that on the mainland. I'd expect a 50% premium at most.

I personally know a builder who charges minimum of $400 /sq ft for Bald Head. I would jump on the $300 if I were you.

Thank you for the feedback. We also have our eye on a few houses listed in the $250-$300 per square foot price range. One of them is new construction. This may be the way to go versus $350-$450 to buy a lot and build from scratch.

Many years ago my wife worked for Bald Head development. She had been working with a high roller from somewhere in the NY Yankees front office. She was surprised to get a call one day telling her the gent had decided to buy elsewhere. When she asked why, his answer was simple, " The other place has a bridge." That made an impression on me.
