We've been exploring LandFall, Porter's Neck and Compass Pointe

We'd greatly appreciate anyone's insight. Landfall seems to cater to a bit of a snobbish clientele, has what appears to be very high and ultra-strict HOA fees, catering to what appears to be a "stuffy" group of residents. Would also love to hear about flood insurance and property taxes for the various developments. We play a lot of tennis and golf and are interested in hearing about membership Fees. Landfall seems awfully expensive in that regard as well.

If you have any insight into Landfall, Compass, Porters Neck and/or feel we might want to consider another development/community in that area don;t hesitate to let us know.

We are 55 and 67 years young, in excellent health and have an autistic daughter <20 years young>

Thanks in advance for any thoughts you may share!
