Where did you get this information? Homes in my neighborhood have been selling briskly in the past couple of weeks.
Zillow, Realtor.com. We were also interested in the area, but it seems properties, have been on the market, a long time, and coming down in price, in some platations.
I just wanted the OP to beware, before he buys, and make sure it`s what he wants.
Resales are competing against new construction in most of the plantations. Another factor in the slower resale factor is that a lot of the home were designed to the owners taste and are not popular with a lot of potential buyers. Finally there is a big difference in the plantations in choice and price points. Some potential buyers decide to build their own house instead of spending in the $400k to $700K range. Waterfront resale homes move fairly quickly.
Many of the existing homes in these plantations are coming up to “new roof datesâ€. There are a lot of “nooks and crannies†in these roof lines that add to the cost. I would like to see the spread between listing and actual sale price. My bet is there are a few price changes followed by an actual sales price that is still lower.
I agree. People retired, and wanted to build their dream home. Homes that are monster sized, with very tall ceilings, fancy roof lines ect. Now they are older, and these homes, are to much for them to take care of. We looked at several homes, in a couple of plantations.....they were a mess, and needed a lot of work. Black cob webs hanging from ceilings, that could not be reached, even with a ladder....changing light bulbs.....a major task, in some homes.
It really opened our eyes. Do we want a house like this in retirement? So, a lot of these homes just sit, for a long time, before they are sold.
I have. My wife and I have friends that live there. Very nice, but Ocean Ridge ridge seems a step above. Would you recommend this above ORP?
We spent five years looking at all the plantations in the area and I absolutely would agree that ORP is a step above Winding River. The beach house in ORP just completed a huge renovation with much larger decks. That beach house is in Sunset Beach with, I think, is the best beach. Much less traffic, commercial areas than Holden, Oak Island or Ocean Isle Beach. HOA's are about $102 a month. Our community pool was just upgraded and the deck also replaced as well as inside community center renovations. A very tight community with the best group of charitible organizations that support the community. Best of all: In a great location. We LOVED St. James but it is in the middle of NOWHERE AS IS WINDING RIVER. We are one hour from Wilmington and 20 minutes from North Myrtle so you can get to either city easily. That is important to us. Shopping in either direction. Wilmington for culture and the Cape Fear River waterfront ; Myrtle for the major shopping and lots of restaurants.
What happened to the guard on duty at the front entrance and the gates being up all the time at OR? The guard shack at the front entrance is not being manned.
