Hi all,
After reading the new post about wind/hail insurance, it made me wonder about overall insurance and who offers it, how much it all ends up costing.


I called our current homeowners company and they will probably not cover us at the NC coastal area of Brunswick County. Plus, they could not give me a ballpark cost without already having a contract on a home.



Chicken or egg here... we are looking at moving to Brunswick County, Leland, but need to figure out costs of all things, not just the home. Can't move there if the insurance cost as much or more than the mortgage!! Yikes!!


Does anyone know how to get a cost estimate on homeowners plus wind/hail plus flood insurance? All the information online is very general and does not help to calculate and get close to reality.

I use Carr Insurance in Southport, Christine Gilson. 910-457-6769. I can tell you my homeowners is a little less than $3,000 a year.

I also used Don Bullard for basic homeowner's. However, the wind and hail goes thru Universal Property and Casualty. We pay about $2800 per year, but it has gone up by about 10% each year for the past three years. (The house is worth around $400,000 and is 3 miles from the ocean.) The insurance costs more than our property tax, btw.

So, the insurance isn't likely to be more than your mortgage, but it is expensive.

other things to consider, are you in a flood zone? Realtor.com has a neat feature. They tell you the type of flood zone you are in. It can vary from one house to the next. Therefore your insurance costs will vary from one property to the next.
