I just did a search and there are 31 condos and townhomes under $200K available in MLS in the Emerald Isle-Cedar Point-Swansboro area.

They have just done the foundation for some brand new town homes in Peletier which would be less than ten minutes to the beaches of Emerald Isle. I haven't seen them listed yet, but I heard that they were going to go for $139K.

You might also be interested in the condotels which are being done at The Islander on Emerald Isle. It is right on the beach. There are some listed at under $160K and are being completely redone. It is a great location. I think there might even be some less expensive ones.

Check this map out for the location. Just click the "+" about six times and center the map over Emerald Isle, and you should be able to see where Islander Drive is. The Islander not surprisingly is at the end of Islander Drive on the beach. It is right at the "blue swimmer icon" on the map.

Give me a shout if I can answer any questions about the area.

Well, we just came back from a trip to NC, and you are right, dsobotta. The Emerald Coast area is absolutely gorgeous. We stayed at a hotel in Beaufort, and had a view of the water. We took a boat trip out to see Cape Lookout (wonderful) and saw lots of the wild horses. What a sight!

It was incredibly hot, and that is my only complaint. We drove out to Atlantic Beach, Emerald Isle, etc., and all I can say is WOW! I would not want to be there for a hurricane, but other than that, it's heaven. I'd be happy with Beaufort, Swansboro, or Morehead City, though.
