I follow prices on BHI religeously. It's my favorite place to visit and I'd love to own a place there some day. The last few 2br condos in the "old" section have sold for just over 300k. Single family homes are still in the $400 to $500 per square foot on the low end. Upwards of $1000 per foot on the high end. Undeveloped lots are 200k and up. Prices on BHI have come down a little but are still too high in my opinion.

Default Marina Village?

My wife and I are also looking for a 2nd home near the beach. When you were in Southport, did you check out Marina Village? We were there last week and there are several new town homes listed at $329,000. My wife loved Southport but I prefer Kure beach becasue of its closer proximity to the beach.

Wow, looks like you and the wife will first have to decide between locations, it really is a personal preference, and each area is different and unique. I too love Kure, but found the quaintness of Southport to be more appealing, plus it is actually a town, with shops, restaurants, hospital, dental offices and the charm of our live oaks, and only 15 minutes from Oak Island.
Please keep us posted if you need any more information, and good luck! The best advice I can give you, is to enlist the assistance of a Buyer Agent, whether it be Kure or Southport.

St James is head and shoulders above anything in that list, and there are more affordable opportunities in Regency Park and some spec homes that were recently built and are now sitting idle.

Default Security is always a plus

That is an additional advantage, you wouldn't have to worry that your vacation home was being broken into or vandalized while you were not there (notice which town never has an entry in Police Blotter?).

I have a few homes for sale that I will have my company finance in the low 200s (Sea Spray Cove - 4 bedroom, for example).

We are building 3/2 and 3/3 and 4/2.5 homes in the mid-100s on your lot as well.
