Rode thru there today on a bike ride, they are building like crazy and have loads of sold signs on lots. Lanai looked nice, not sure what the fees are there but pricey I bet. All the houses have signs saying who lives there and where they are from, kinda strange.
Golf course, saw zero work being done on it. Holes are layed out and marked, but nothing but weeds on them.
On a good note, lots and lots of trails around and behind it if anybody is looking for a place to bike. Some are soft, so mountain bike would be best.

The HOA fees are $70 a month. Comparable to other communities in the area.

Nice to see thread active... i will check in again too to see what's going on there.

Those fees are much more reasonable than in my area, i just need to check the property taxes also. Mine continue to rise.

Can anyone tell me about Long Bay? Seems like quite a large swamp. Has any one been back there? Thanks!

What shows as water on the map is thickly filled in with trees in the aerial view. It is probably wetlands and unbuildable. There is a lot of land like that on the coast. I would not want to live next to it, as it breeds mosquitoes.

If you are concerned about flooding, try here: http://floodmaps.nc.gov/fmis/ It doesn't appear to be a flood zone.
