marsh oaks isn't too bad. my old boss lived there. I would also consider magnolia greens. it's right over the bridge from downtown wilmington, which means lower brunswick county taxes. I know you said you weren't interested in golf, but it has that as well as the tennis and pools you are looking for. I suggest this place because it does have higher end homes, but it does have some inexpensive small patio homes and condos. you might find more families in those types of homes. I saw a condo for sale for $164,000, but the houses went all the way up to $650,000.

We live in Marsh Oaks and LOVE it! Great tennis court, pool and club house. Most homes on Marsh Oaks Dr are within your price range. Tons and tons of kids. We are in the Ogden school dist. but you can also apply for Eaton. We send our kids to Friends School of Wilmington. It's a wonderful private montessori school. With the real estate market being down so much, you should be able to pick up a great house in Marsh Oaks. I don't think you will be able to find a home in Landfall for 500k.

you're right. you can get a house in landfall for a hell of a lot cheaper than $500k.

There is a gal from Marsh Oaks on here that writes sometimes. Perhaps if you do a search in this forum (upper right hand corner) for Marsh Oaks, you will find her comments and could read about it and send her a private message if you like. If you are committed to public schools, you might want to look at the Hampstead area - I think you said you didn't mind a commute to Wilmington?(about 25 minutes to the Mayfaire area - 35 minutes on the bypass to Leland area) The schools here seem to be good (brand new Topsail High School, South Topsail Elementary, North Topsail Elementary and a new one opening in the fall - don't know what they are naming it) There is a nice new Kiwanis Park with soccer and baseball fields. They are just adding two more baseball fields (google Kiwanis Park Hampstead NC and you will see the plan for it) The neighborhood of Pecan Grove seems to have tons of families and a nice pool and rec center. Olde Point country club has tennis and a pool (also golf, but I don't think you were into that?) We have very large lots up here and easy access to Topsail Island beaches. There are also a lot of very nice neighborhoods down off the South College Road/Greenville Loop area, but I don't know anything about the amenities or schools down that way. Certainly hope you get to come and tour a bit before moving! Best wishes with your move!

If you look in Hampstead area, also look at Pelican Reef subdivision - good amenities there and many families - I forgot to mention that one!

If we had to do it all over again,we wouldn't have moved here five and a half years ago. The only thing keeping us here now is the recession and a job that has health benefits. We're leaving as soon as possible just like a lot of friends and neighbors before us. Having said that....if you are determined to come here,there is no comparison between Landfall and Waterford. They are two entirely separate worlds. If I was making a recommendation,I'd suggest you find a better place to live than Wilmington. Trust me....it's not as great as you might think.

I'm sorry you feel that way but why are you feeling so negative about Wilmington?
Where did you move from to here and where are you planning on moving to when the recession ends? Compared to other towns and areas you can't beat the price of housing and what the area has to offer its residents, along with the great year round weather which is priceless. The people I have met here have been very kind and friendly, the beaches are awesome, the shopping is great and the down town is a wonderful place to go at night to eat and walk around. I wish you well in your move but some feedback on why it didn't work for you would be appreciated.
