I think it has happened. Read through all the posts again. Several communities(actually the only ones here at the present time)have been mentioned to you and then there are the people who have given you many reasons to maybe rethink moving here at all. That's about all the feedback and direction anyone could possibly give you.

OK, I'll take a stab at it.

Economically and lifestyle speaking, we want to relocate and are near term...but 4 school age kids makes the decision harder and research that much more important.

This is understandable.

Married, 40, 4 children, professional, very active, very social, looking for a development that makes sense.
We live in a very nice community today and seek the same- but we need warmer and a better quality of life--- a friendly and outgoing environment is a must as we really want to make this as smooth a transition as possible for our children.
|
"Very active and social" - "Friendly and outgoing environment" - "development that makes sense" - these statements aren't clear to me.
For example, I used to live in a fraternity house. It was a friendly and outgoing environment, very active and social.

Commute not an issue, looking for a "larger lot", great schools, pool tennis preferred, golf not important.
We are able to spend 500 to 600k

There are tons of developments here. You may want to talk to a Real Estate Salesperson. Me, personally, I don't like "developments" with walls, cookie cutter homes, HOA dues, rules, or gates. People from up north (no offense) seem to eat these up. They love them. I don't understand why. But I digress..
I don't have kids, I don't own property, so I like to think I'm not too biased.
If I had kids, I'd send them to Cape Fear Academy if I could afford it. If not, I'd buy a house somewhere in the Hoggard High district that is districted for good elementary/middle schools.
Laney (North part of the county) and Ashley High (South part of the county), I know less about. All I know is that they are not bad.
I would avoid New Hanover High school, downtown schools, and Leland/Brunswick County Schools in general.

Thinking about Landfall, Waterford- do they fit well for family, schools and social life?
|
Will they fit in well for your family, your social life? I have no idea. I don't know much about you.

What other areas or developments would you recommend?
|
I'm not well-acquainted with your price range. I'd look around Masonboro Loop Road, tons of good developments around there. I think Landfall will be too expensive for the size you'd need, but I'd at least look. You could buy one of the bigger/nicer houses in Pine Valley, Long Leaf Hills, or Lincoln Forest. Some folks like Monkey Junction - I don't. The Ogden area is worth checking out as well, I don't know much a/b it.

What are the best area for schools?
|
New Hanover County schools outside of downtown.

Are there a lot of good sports programs for kids?
|
There appear to be a very wide range of available activities. I grew up in the 'deeper south' than this, it was just hunting, fishing, baseball, basketball, football, tennis, and golf.
Here, in addition to those, the kids surf, skate, swim, kayak, play soccer and lacrosse, etc..

Is there softball, flag football, basketball leagues for adults?
|
Wrightsville Beach has a cool flag football league. I've heard of an adult softball league somewhere around Wilmington. I'd assume you could find a basketball league.

I suggest looking in Marsh Oaks (Ogden), Georgetown (Carolina Beach), Pecan Grove (Hampstead)--You should look in Landfall, it's very nice and you may be very happy there. I would avoid Leland and Waterford.
All are family friendly, well within your price range and close to parks and the beach. Our kids go to a private school but many of the good public schools are near those developments.
I hope that helps.

Family of 6-
Suggest you go back and read carefully the posts .....there is so much of the info you asked for in there and MORE! Good luck with the move....wondering from your previous posts why you never moved to the UK or to the Cary/Raleigh area. You seem to be exploring for sure - hope you and your family find the perfect spot for you!

MT-
I have read all the posts quite carefully.
I was trying to be subtle regarding the line of dialogue going back and forth as well as the tone and I was attempting to redirect the thread back to what was intended.
The intent of the thread and "the ask" was around developments that made sense for a family...not a back and forth on the town and why a particular person did not care for the area... and where they wanted to live besides Wilmington...and what was wrong with the roads...etc...perhaps I was insufficiently blunt.
Regarding your questions around the UK move, I was relocated for a job promotion during our original NC quest a little more than a year ago. After visiting the UK and deciding on Guildford, a town SW of London, the company went through a reorg and the move was made unneccessary. This was unfortunate as my entire family was looking forward to an adventure for a few years.
So for the last year, we have been trying to sell our house in CT to resume our original plan of moving to NC.
We have been going down every few months and visiting family and neighborhood hunting.
We close on our house, fingers crossed, at the end of this month.
We have never been to Wilmington house hunting, I have only been for work.
But, we have friends that moved there in the spring and have other friends that just recently purchased property in Landfall who live in CT today.
So, we want to check it out as we love the water and it still is close to family in Raleigh.
We are leaving for Wilmington tomorrow night and meeting with a realtor Mon and Tues then on up to Raleigh/ Cary for 2 days.
Undoubtedly he will have suggestions.
However, we are relying on the help and generousity of kind people on this board, like wilmington mom, to provide their insight and perspective on developments or areas that they believe would be worthwhile.
We are really looking forward to seeing Marsh Oaks for sure.
And, sincerely appreciate the helpful responses to the original question.
Hope this makes sense.
and thanks.

Yes there does seem to be a bit of naysayers and yessayers on this forum.
Quite honestly, it will be up to you and your family to make the decision whether or not this area will suit you. You have mentioned you are working with a Realtor, are you reluctant to rely on their advice?
This area promotes more of a coastal lifestyle. Very laid back, opportunities are there if you want them.
For some, this is their utopia, for others who have relocated here and become disillusioned, you will find negativity. I think everyone on this forum has presented the positives and negatives, it will really depend on what will make you the happiest. No one can make that decision for you, so sorry. Good luck in your quest!

You ask us if we had to do it all over again and what our recommendations would be. I was only answering your question with an honest answer of I wouldn't do it all over again. Sorry it wasn't the answer you needed or wanted. Since you have friends here already and family in Raleigh and have been coming here every few months for a visit and neighborhood hunting, you're already ahead of the game and probably know more about it than we do. I sincerely wish you all the best and hope everything works out good for you and your family.
