My Husband and I have been looking into moving from VT to the Swansboro area for awhile. He is a Self Employed residential builder. He also does remodeling work as well. He has worked for himself for about 8 years now. We know the economy is in a rough spot but we were wondering are their alot of self-employed builders down there or mainly bigger companies? If he were to work for a company what could he expect for an average hourly wage? We won't be moving for at least two years.We will be visiting this summer but any input would be greatly appreciated. Thank You!

There is very little building going on anywhere.
In a beach area like Swansboro you're usually better off getting hooked up with a property management company. There are tons of rentals down there and it's the PMCs that take care of them. I can't speak for how the wages are compared to where you are now since you didn't actually say what town/city you're in in Vermont.
Wages tend to be on the lower side in all of Eastern Carolina.
We live about 30 minutes outside of Stowe VT. I don't know how familiar you are with the area. Stowe is a major tourist area. The Ski Resort is constantly expanding and many people buy their second homes here. Building has slowed in much of the state but my Husband has found work in Stowe. Typical pay scale for a Self- Employed Sub Contractor is between $22-30 an hour. We know that it is lower in the Carolinas but don't know exactly what the range is. We have wanted to move for many years but not rushing into it. I fell in love with the area growing up and it has always been my hope to live there! We want to live within half an hour from the water and are looking for an area with good schools(we have 3 children). If there is another area that would suit our needs we would love to know. I don't think you should have too much trouble getting that kind of money once you get established a little. I moved here from MD. I run a lawn service and I was scared to death that people would have a problem paying $25 and $30 an hour for manual labor. It hasn't been a problem and not one single person has declined or said it was too much. If you are qualified (I did lawn servicing in MD for almost 15 years) then you shouldn't have much trouble.
You are doing the right thing by coming down and checking the area out before you move. Too many people move here without ever seeing the area first. Then when they get here and it's not just like where they came from they get all whiny and stuff. Then the next thing you know they're on the City Data forums saying bad things about an area.
This much I can tell you. No matter where you move to don't expect it to be like where you are now. Because I can assure you it will not be and if you're not prepared for it you'll be on City Data whining before you know it.
Thank you so much!! VT has it's nice things but we are ready for a change and your input has been great!! It was -15 for a few days last week and My Husband was installing siding on a home all day. Came home frozen. It's that kind of thing we are ready to be away from. The ocean is our favorite place in the world so after looking at a few states we decided on NC. Thank you again for your input. Employment is our biggest concern so it's a relief to know it's a possibility! Thanks again!!
This is not first hand, so take it for what it is worth.
My father in law lives on one of the NC islands. These coastal communities are rather close knit, and to a degree have bunkered down due to the influx of so many "outsiders."
His buddy ran afoul of local builders when he moved down and started his own business. Between additional competition, not being part of the network, not having gone to high school with the crowd, etc, he was the victim of vandals, petty thefts, and other malicious acts. After three or so years, he is making a living, but is still having a LOT of trouble from the close knit group of possibly inbreds. The area is NOT, by the way, Swansboro, but is pretty similar, otherwise.
Again, I only know the fellow from meeting him at in-laws, and his troubles did not come up, but my father in law frequently tells of continuing harrassment.

At this time, there is very little being built, especially in Brunswick County. I don't know what the market will be like in two years. But now supply is exceeding demand. As far as New Hanover County, there may be more opp's. I would suggest researching builders on the internet, and contacting them. I would not recommend starting a building company on my own in this locale or any, as the risks would far outweigh the rewards, better to join a well established company.
I would contact Brunswick Forest, and Compass Point developments to see who they are using as builders, those two developments are well run and have deep pockets. I don't know what their future plans are, but so far they appear to be in the black, Good Luck!!!
