For the last 6 months we've been looking to buy a house in the Springs (monument, black forest, larkspur, calhan, peyton, elbert) but with some land..We've looked at about 20-25 houses thus far and have only found 3 that we both agreed on but either needed work and wouldnt take VA or they wouldnt budge on the price and it was wayyy overpriced for what it was...every single day we check ppar and realtor for something new to come on the market...PERHAPS someone knows of another website or someone who is selling their house (fsbo)...? Any help would be awesome 4+bed/2+bath/5+acres, im honestly a tad picky which could possibly be a teeny tiny reason it's taking so long, lol. Thanks a lot btw!

ppar is THE place that everything is listed for sale except FSBO which depends on the owner. I don't know what else to suggest. Its very difficult to find what you are looking for that price. Have you thought about the other direction up in Woodland Park- more specifically in Florissant? I see some there. Good luck.

That is true. PPAR (the MLS) is the largest, most updated source for homes. Local realtor associations have the geographic monopoly on this. Also note, realtor.com is populated with the data from PPAR. You mentioned you've looked at houses so I am assuming you have a realtor. If so have them set you up as a "prospect" on the MLS. That will send you all the updates, daily, on the property specifics you select. It emails you so you will not have to check the sites all the time.

You could also try other sites like:

forsalebyowner.com
craigslist
maybe even militarybyowner.com
