one of three on lease agreement has bailed. No responses to phone calls, Facebook, no money - NADA! The two left want his off the lease and locks changed. Anybody been through something similar? We want to do what is right. Lease is air-tight and states NO subletting. Don't we need AWOL tenant permission to take his name off???

I would think you'd have to take it up with the landlord that you signed the lease with, as soon as possible.

If he or she is okay with it, I would think they could draw up a new lease agreement with all parties. But definitely advise the landlord of the situation.

Involve the landlord, if he claims you'll be responsible for the AWOL room mate you should politely check with your local renters rights advocates to see if he has legal standing. If he wants to pursue the person who went AWOL and is legally required to fill out the terms of the lease, I would provide him with any relevant information. He certainly has every right to require payment from the missing tenant.
