While there are a lot of development in Black Forest, mostly on the edges for some reason, the bulk is not and are 10+ acres. A majority of the properties are accessed by unpaved roads. Also most are zoned for livestock. BF is not in the mountains, but most of it is hilly and quite nice if you value trees and privacy.

Another thing to consider are job opportunities. Like MFBE said, COS and Denver are more accessible to BF.
