Im speaking within our local market. I promise you, in the Springs, every 12-15 years buyers have the upper hand! Springs is no where near a bust either. Our military provides that security blanket for us. Sure we've seen some depreciation in areas within Springs but from 2000-2005 we had the absolute best Sellers market that Colorado Springs has seen. We're pretty fortunate here. Places like AZ, FL and NV with artificial inflation are the places getting pounded.

NOTE: This thread is now 2.5 years old; the title (Is the market still going up) has been changed as it no longer applies, and had not been a valid statement for close to 2 years now.

Today we have a helpful new article / tool courtesy of The Gazette. It can show you, by neighborhood (and/or subdivision) many key data points:
- Number of houses sold
- Prices
- Prices per sq ft
- Sq foot of home sold

I recommend it to all who seek info on homes in Colorado Springs.

I've made it a sticky thread (stays at top of page), but only for about 30 days or so.

Default Colorado Spring Housing Market Guide

Great job by the Colorado Springs Gazette!

They have a drop down list by neighborhood...or you can click on an area of the map and then select a neighborhood from that area. Lots of info on pricing, sales, forclosures, average cost per square foot, how the market is doing in each neighborhood.

Unfortunately, some folks might take a look at the first page or the first couple of pages of this old thread and then stop looking. They will miss out on the good info newly put out by the Gazette.

How much are the average homes renting for? Say 2 bed 1 bath to 3 beds 2 baths. And dubble wides In the country or the springs area in general.

The Pikes Peak Association of Realtors website has been redone, making it very nice! This is THE website that agents sign into to look up every property in the Pikes Peak area. You can specify which school district/part of town too. Realtors see more detail than we, the public can, but as you can see, its very handy!
