Default Is this a good area / 80903?? Help!

Found a house that we will probably rent, moving to Colorado Springs next month. The adress is 432 N. Prospect St. at Boulder, 80903, here is the link

It's not a bad area but it's not a great, great area either for the price they are asking IMO. I'd rent it for about $150 less given how old the neighborhood is, lack of convenience to simple things like major grocery shopping that I recall.

The nice thing is, it's close to downtown, a friend of mine lives in the area and she likes it as it is a quiet area.

My personal thought is that the monthly rent is a tad bit high for the area, especially since the homes are older, your utility rates (unless they are included, then the price is right) will be high in the winter. I used to live across I-25 from the area on Monument St (a bit older house than that) but my utilities in the winter were horrible.

Just my thoughts.

Any more thoughts? I am ok with and older neighborhood as long as it is safe. A realtor recommended renting the house for $1100 per month, so I didn't think the price was bad. It also has a car garage and 1450 sq ft, also another reason the rent is a bit higher. The house is 1 block from shooks run park and a coffee shop and market. Any thoughts on those places...?
