It is further south than the areas people generally tell you to avoid - that part of S. Academy is normal - and there's a brand new shopping center going in too. That part of S. Nevada by the Cheyenne Mountain Conference Resort, etc., is actually very nice - bordering on swanky. The part of Nevada that people worry about is north of Lake. It's a pretty small stretch. The part of S. Academy people worry about is more around Astrozon/Chelton/Murray/Airport and is fine for passing through, shopping, etc.

SM borders south Nevada in exactly this spot. From Fountain Blvd south to Cheyenne Rd is the general area where things are not always as nice as you would think. SM itself doesn't start until Arvada and Brookside and is bordered by I25 to the east and Lake Avenue to the south. Do a google maps search of Stratton Meadows. It surrounds the SM Elementary School. It is not an area I would rent in without first visiting the neighborhood and verifying where you may potentially be living. As pointed out in earlier posts, some areas have very nice and well cared for houses. Other areas are a bit sketchy.

It is not very close to south Academy at all, but I would have the same concerns with south Academy and again neighborhoods can be radially varied with drastic changes within a short two block span so it is very important to spend some due diligence verifying with google earth, Zillow or other methods that may show actual photos of houses in the area.
