Family Friendly Areas for Us. (Colorado Springs, Gleneagle: real estate, townhouses, good schools)

This will be my last post before I'm visit COS. I have posted other questions and have gotten some helpful info so thanks. Anyway we are an active family, 4 kids 8 6 4 and 2. I am interested in what areas are very family friendly as far as good schools, sense of community, youth sports, etc. I self employed so not worries about a commute. Would like an area that is walkable with close-by hiking, biking, camping, maybe a few shops that are close. $250K for a 4bd 3 ba 2300sq ft. or so. A scenic view from the yard would be nice. From this description what areas come to mind? Also wondering if there are any ATV trails for families that are close to COS. based on my research northern COS seems like it would fit the bill but would like follow up opinions from others.

I think it would be almost impossible to find a 4 bedroom, 3 bath home under $250,000 in Gleneagle or Monument. Single family homes of that size start at around $285,000 in this area.

Yep, not much in Monument or Gleneagle that meets that criteria, but there are some in Briargate.

Untrue, but you'll need to be on the west side of 25, in town.

OP: People have a lot of misconceptions about Monument & Palmer Lake, so don't go by what they say. It may not work for you with your budget, but you should at least take a look and decide for yourself. As mentioned, Briargate and Gleneagle are your other choices for the criteria you mentioned, but it's always hard to stay under $250 in those areas. The closer you get to the prairie east or south of downtown, the cheaper it gets.

Have you checked PPAR lately? The site shows only two properties on the MLS with 4 bedrooms and 3 baths in the 80132 (Monument) zip code under $250,000 and those are both townhouses. Prices up here are high and they have increased nicely in the last year.

The OP might want to look at the Falcon area.

Yes I have and that's why I said what I said.. You saw it yourself, some 4BR homes for under 250k are available right now, and others come up periodically, and not just town homes. I know because my family is in one. You need to look on the WEST side of I25, in and around town, closer to the RR tracks. But like I said to the OP, don't go by what anyone says. Come up and look around, with a realtor if possible.

For zip 80920, I found 34 properties on ppar.com for $250k or less. Here's one of the nicest ones, in a great area with excellent schools.
