Make sure you don't pay the "standard" 6% commission too!

With so many hurting for business most will do it for 5%.

@huffdiver, that is a good point and I have always paid the full 6%. Do you have any advice on negotiating a lower commision?

The good agents aren't hurting, so any agent that is willing to negotiate their commission will either be new or less skilled. Remember, in most sales the selling agent gets only 1.5%. The rest goes to the buyers agent and the brokerage firms.

My suggest is to interview 3-5 different agents before you decide. Also look at the signs around town, what names are popping up. Look online, what agents listings are easily found online? How are those home presented online? Do the online photos show the property well or do they look like they were taken with a cell phone? Do the descriptions make you want to see the property or are they the generic "Nice home", "Must see" wording.

The online portion is the most important. Currently 90% of buyers see the home they purchased first online.

I am using a friend who works w/ ReMax, I just asked and got it.

There are also "Flat-Fee" brokers around too, use Google and search for them. Once you see the fees you will pay after a sale you will quickly want to save some of that money.

In Colorado the SELLERS pay for the title insurance (and many other nuisance fees) so I made sure I got some sort of discount. It seems real estate sales are still one area where they nickel-and-dime you for EVERYTHING!

Of course a great agent is worth their weight in GOLD if they can get you a full price offer w/ no money going back to the buyer. Of course that hardly ever happens.
