I am moving to Teller County in the Divide/ Woodland Park/ Florassant area, however, I DO NOT want to live in an HOA or an area with covenant. Can anyone please suggest a nice area?

There are a lot of "nice areas" in Teller County. I doubt there are any residential areas outside Cripple Creek or Woodland Park without an HOA or covenants, unless it would be Indian Creek - and you will not get a universal agreement on it being a "nice area". However, several subdivisions have HOA's that are more or less moribund. And, of course there are large acreages not under an HOA.

If you are purchasing a house, your realtor should be able to do this research for you. It is part of the service they are paid for. I'm not up that way often enough to really research the different parts of teller county.

Lots of nice areas. That's also a big area. You want to be near town? Or (way) out in the country? Paved roads? Or is dirt okay? City utilities (water, sewer, natural gas)? Or is well, septic, propane fine? And what's the budget?
