This is a scary sea change in housing. Wherever they are active, the hedge funds cause a steep premium to buy there. They buy sight unseen with a cash offer, backing out if their inspector shows they judged less profitably than expected.

Default Old Colorado City

Try looking in the neighborhoods around "Old Colorado City" historic district for a cute bungalow or victorian house. It is not far from downtown and there is a definite quaintness to the neighborhood. It has it's own shopping district and cafes nearby. I think you will find housing in all price ranges. Take a look at these websites for more information.

Adding to hedge fund buying are the foreign buyers who are bringing lots of cash; Europeans buying the east coast area and Asians buying in the west coast of the USA and Canada. The USA is the most stable area of the world and people are bringing their money here. We also have a lot of land compared to places like Germany which, although beautiful, manages every square inch of land area. People in other nations who live cheek by jowl come here, see our wide open spaces, and feel they've found the promised land. So far COLO SPGS seems immune to this snapping up of homes, not sure why, I only know that really nice houses here languish, even though massively cheaper than the coasts.
