The southern part of town has a bad rep, but I'm sure that it even lives up to it. The area isn't filled with rampant gun violence. It's not a ghetto.
It's like the Aurora/Denver thing. Aurora has a bad rep, but people who live there don't think it's that bad. Houses are a little older and tend to need more work and it's more ethnically populated. I think the SE part of town is the same way.
My parents used to live in the SE part of town 10 yrs ago and it was pretty nice then. Unfortunately, the same neighborhood is very run down now and their old house looks terrible. The neighborhood just isn't maintained very well and that creates a bad perception. I wouldn't move there now. I think that's where some of the rep comes from.
Properties are cheaper to buy/rent in the SE part of town, but look around all over before finding a place. I recently bought a house and noticed houses in the SE part of town were much cheaper. I compromised and bought a place in the middle of town, about half way up Powers blvd.

I would look past the SE
I had some of the same questions before I moved here. See my thread "Satalite at Acadomy and Airport." Since I was concerned I chose a short 6 month lease before we found an area to buy a house. We are now staying at the Satalite. After being here I know I would not live in this area and especially not South or west of this area. By west I meen here to downtown. It looks slummy and run down. More than enough variety of pawn shops and liquor stores. So far for the money it seems like the east is nice up to Stetson. But the drawback is the lack of natural beauty like trees. I found you pay for what you get. All around the city as a whole is Great. 35 degrees feels like 50. We love it.

I personally wouldn't move on the SE side of Colorado Springs just based off the simple fact that a signicant amount of crime happens there. Not to mention several of the homicides this year alone, have been in the South Eastern part of Colorado Springs. There may be some decent areas throughout the SE part of Colorado Springs, but they must be hard to find considering that I haven't seen too many of them and I've resided in Colorado Springs for the past 10 years. If you like the South side of Colorado Springs, you should try the Southwest side of town. Prices of homes and things lke that may be a little higher but it's well worth it especially when you are considering your safety and the safety of your family.

Since we have this thread on the first page....can we clarify where the SE section of Colorado Springs is located. From my limited experience on this board, Im fully expecting Charles to tell me to look at a compass  But Im more looking for landmarks like streets and such.....Thanks..

Try this, weekly crime maps. You don't see nearly as much as you'd expect, of course in some of the crummier areas crimes don't go reported if you know what I mean....

I certainly hope not since I live there!
I personally feel that SE CS is nothing compared to the ghetto or slums of any other major city. Just watching the news here I notice most of the violent crimes that are committed involve people who know each other. Rather than random violence. There does seem to be an increase in the number of home invasions, as well as robberies in shopping center parking lots lately though. However they have been scattered all over town, not just in the SE side.
I personally wouldn't hang out around Academy & Astrozon, south to Drennan, or Chelton as well as Murray South of Platte late at night by myself. But then again I'm a single female.
I personally would consider SE CS anywhere from Platte/Hwy 24 South to Drennan/Milton E. Proby Pkwy. And from Circle East to Powers.

When I was a kid, I grew up right outside of Ft. Carson. I think it was called B-Street. How is it out there now??

I don't know why this thread was revived but I will bite.
Mike78613 - B Street area and points east...wouldn't want to live there.
When I was looking to buy a house back in the early 90s, I could have purchased a house about two times the size of the house I ended up buying in the west part of the Springs, which isn't the best part of town itself but better.
As a single woman, I would not live in points south and east of Academy Blvd and the B Street area is questionable too. It's a matter of personal/internal safety.
Are the areas "that bad" compared to other cities? I don't know. I do know of places in the Denver Metro area that I wouldn't live in as well since I have lived up there too. Again, most people are pretty safe but out of personal interests, I wouldn't live in certain parts of the Metro area either.
The south and south east parts of the city are not desirable and never have been in almost 40 years I have been in Colorado and Colorado Springs. Bad reputations have lingered about that area for as long as I can remember...and looking at the crime map I posted back in 2006, not much has changed.

Wow. Thanks for all the responses. I have since re-enlisted in the Coast Guard and am moving to Tacoma Washington next month. I decided the best thing for my famiy would be to stay in the service, and see where that takes me.
