Wow nice yard Charles. I don't know though, from my point, I always prefered my yard to resemble the landscape of Colorado, and green grass, it sure ain't. Sure, it isn't pretty as all the yards I was accustomed to growing up in Ohio, but I think i'ts a different kind of beauty with all the red dirt and prarie grass. Oh and soontob, I was just in COS last week man, I know what everything looks like. I'm moving out there permanently in 2 weeks

Go up to the dry desert in South Park that used to be one of Colorado's most beautiful wetlands (hundreds of square miles of it) and see where the water came from to water your (and most everybody's else's) @#$%^&!! bluegrass in Colorado Springs. It came from de-watering that formerly beautiful area of Colorado. Maybe xeriscaping might look a little more attractive to you then.
As to why your yard is dead for two years, it's very possible the previous owner treated it with a soil sterilant. Depending on the type, it may stay that way for 2 to 7 years or more. If it was sterilized with Ureabor, that can last up to 10 years. You might want to have the soil tested . . .

Wow, soil sterilants. I used Ortho Triox back east along a fence line. The stuff is like Agent Orange - green stuff don't grow, at all.
