Thank you so much this is what he was looking for. He owns an awd suv so commuting is not an issue but he’s looking to be within 30 mins of work. Other than a year or two in NYC, DC and South America he’s been in Europe for almost 20 years. He is a lifelong avid skier and is looking forward to taking advantage when he’s not working. The neighborhoods with the historic homes will absolutely be of interest to him. I am sending him all of your wonderful information so thank you again everyone!

For skiing from COLO SPGS he'd want to avoid I-25 to Denver and I-70 west as that's a massive traffic goat rope every weekend in ski season. We have numerous threads on here about the hellacious ski traffic on I-70 west of Denver.

His best two routes for skiing are:
- From COLO SPGS go west on CO-24 to CO-9 north to Breckenridge, etc.
- From COLO SPGS go south to pick up US-50 west to Monarch

For either route it's best to allocate two hours driving each way.

My neighbor worked at the AFA and lived in the Old North End- you shoot up I-25 and is comparable to a lot of the surburban areas that you drive through the windy roads/stop lights to get to the interstate.

If he wants a nightlife, the best concentration would be found downtown.

Old North End is my dream one day too. We are off of Baptist road in Monument really close to the base, but FAR from the nightlife and restaurants your brother wants. Gleneagle, Black Forest, Northgate, and Monument is mainly families.

I think he will love it here.

You can occasionally find smaller (2000 sq ft or less) prairie, foursquare, or bungalow styles for sale in ONEN for around $300k, but they are rare and you had better be ready to pounce when they do pop up. You can find better prices on the fringe such as east in Patty Jewett, south-east towards Shooks Run, south towards downtown, west towards Mesa Springs, and north towards Roswell. All have Victorian architecture, mature trees, easy access to parks and bike trails, and a growing neighborhood network of dining and drinking establishments.

I was taking a walk in Patty Jewett the other day with my husband and we've noticed some interesting changes- bungalows bought and either radically renovated or torn down. Not a lot- only about a handful of homes- but it's interesting as since Patty Jewett is not in a historic zone, the houses don't have to remain historical, as opposed to the ONE which has a historic board that reviews visible changes to the house.

Much like what's happening in Denver.

My husband, an architect, likes what he sees (not necessarily the designs of the houses lol) as that is positive- he has felt that Patty Jewett has always been underdeveloped and it's great to see people buying up some houses that need a ton of work, putting money into it, even if that means changing the house dramatically, and not necessarily in line with the style of the houses around them.

A similar thing is happening in the Broadmoor and Skyway areas as numerous 1960s era ranchers are razed for new construction.

If you look closely, you can find quite a few top and back end additions on homes in ONEN, Patty Jewett, and Bonforte. Some are complete make overs that look new while some are made to blend into the original architecture (not all of those are in ONEN either). I did a similar thing with my home and went from sub 1000 to almost 3000 sq ft.
