Any nice 1 br apartments for $900 - $1100 (Denver, Manitou Springs: rentals, how much, neighborhoods)

Hi! I currently live in Denver. I realize rents in CO Springs have taken off, but I'm not sure by how much and in what neighborhoods (perhaps all).

Are there any nice 1 bedroom (or studio) apartments for $900 - $1100?

What neighborhoods should I be looking at? I work from home, and would prefer a walkable place that also has nice views, if possible. I may be asking for too much.

There should be some near the 1100 price point in nice areas, but you'd have more options if you could go to 1200. There are areas all over town with nice views, but walkability is much harder to find and may depend on perception as much as anything.

If you can spend a day or two driving around the west side - Old Colorado City and Manitou Springs, and perhaps some downtown neighborhoods, you'll see "For Rent" signs on places that are not handled by property managers but rather private owners. These areas are eminently walkable.

Also, check out this site: https://ppar.com/ - it's not readily apparent, but look under the Search/Specialized Searches for rentals.

La Bella Vista in the Briargate area has apartments available, but they are around $1,250 for a 1 bedroom. They are brand new. Across the street is Walgreen's and a fitness club I forgot the name of. Another block further on is Lowe's. And you can walk to King Soopers and Target. A hospital is across the street too. Near Target, there is a strip mall(s) going up - liquor store, Domino's, Arby's, Kum and Go, Petco, a Mexican restaurant, The Till restaurant, and so on. And it has nice views.

re the bolded, OP what does this mean to you? If just a place with nice walkingopportunities, there are numerous places in Cos. If it means walking access to groceries, gyms, cafes, etc, then the list of available areas narrows considerably.

^^This. My daughter just got her driver's license after spending the last year driving all over the city. One things I noticed while doing this, is there are places all over the city that are never advertised on electronic mediums, some of which are decent bargains.

Good question. So ideally in walking distance to local coffee shops, restaurants, local boutiques. I'm not concerned about being able to walk to strip malls, or chain stores. I don't know much about the different hoods, but Old Colorado City would fit the type of place that I love to be able to walk to.

I know this is probably asking a lot, so I would settle for being able to walk to a coffee shop and a park.

First priority I would say is price (in a nice neighborhood), then views, then walkability. If I got my first 2 priorities met and had to drive 5 minutes to a coffee shop, that's cool!

A quick search shows that there's quite a few all over the city.

Based on what you listed, you'd probably like areas near Downtown, SW or Central-ish. Near UCCS too. Or OCC like above.

The area S. of HWY 24, West of i25, and North of the Broadmoor might be worth a nice look. It's right below OCC. It's near Bear Creek Park, the Cheyenne Mountain Library, some not chain coffee places, but very quick to downtown and other areas, but still pretty clean.

Also, go the the CSPD website and find, "My Neighborhood Calls," to check safety. It can change in a block here.

Yes ... if you have the time I think it's worth a day or two of driving around and looking. At the very least the OP will get a feel for the different neighborhoods to get a sense of where he might like to end up.
