CC building a 3000 seat arena on Nevada, tearing down Jay's Motel (Denver: hotels, houses)

They are asking staff to leave the College at 4 pm when it's built to aid in parking!
Staff tried to say..."NO!" to the whole deal...they think it's nuts ....where will people park?
CS is getting money so they won't just have College Hockey....they will have to have so many events to get the $$ the city wants. Congestion galore!

I found a J's Motel Hotel at 810 N. Nevada Ave. From the google drive by it looks like a half decent place, no doubt useful to visitors to CC.

After checking some ownership data such as this, it appears CC owns that entire city block on all sides, to include the 800 block of N. Tejon St. The arena may require tearing down a bunch of existing structures, but that's a guess on my part and hopefully a parking structure will be part of the mix. If the arena only hosts CC students, most of them can walk or bicycle over to the arena but if the public is to visit then parking will be an issue just as it is down at Pikes Peak Center which seats @4000 people.

I would prefer the dog track area, as someone else mentioned. However, the section of Nevada in question does not seem unreasonable.

True. CC has long owned the stuff around them with an eye on their future needs. As a former planner this is just plain smart planning.

The growth of CC's campus seems excellent progress, far more than commercial retail of which there's an abundance. Having CC and UCCS down that way are clean, safe engines of economic activity and growth.

Disney did a similar thing in FL by buying up tens of thousands of acres of land, secretly, on the sly, under many names, before announcing DisneyWorld. That way they controlled every aspect of long term development rather than what happened to them in Anaheim, CA. In the Anaheim experience Disney built his park but every corporation and his brother built hotels, eateries and homes all around the perimeter of the park which denied Disney income from those businesses, but in FL you are essentially a hostage to DisneyWorld for convenient hotel and food choices.

Things like CC and UCCS (and we retirees) bring "free" money to the city since the city has to do precious little to get it, unlike the corporate / pro sports worlds that wants tax giveaways and taxpayer funding to choose any given city.

For points of comparison, the current World Arena is 8000 seats. The old Broadmoor arena was 3000, Sertich is around 2000. Magnus Arena, which is on the DU campus, is 8000.

Average attendance to CC hockey is around 4500. Obviously DU, South Dakota, and Wisconson tend to push that much higher, but other matches tend to be much lower. I wouldn't be surprised if there is pressure from the Anschutz organization that may be impacting CC's opinion of continued use of the World Arena. One does not become a billionaire by giving things away. I could also see that by posting ongoing sell outs, tickets for the public for CC games could begin an inflationary trajectory due to limited seating availability without the cut they would have to give to Anshutz and Co.

Certainly parking is a valid concern since CC is landlocked by residential areas. There are no current areas that lend themselves well to thousands of cars. Shuttle arrangements with some downtown parking structures would certainly be wise.

This would be a great place for a stadium, but many can't see past the obvious part of being downtown and the related dinner and recreation around it. A stadium at the dog track would be a huge anchor to the renewal plans for the corridor and a nice transition from the growing UCCS area to the Old North End. Unfortunately, because of all the business in this area, this will be a decades long effort to revitalize.

There is a 10k seat, outdoor stadium planned for downtown in the City Gate area that will be home to the Switchbacks soccer club and aligned with the Olympic Museum. The CC proposal, Robson Arena, isn't exactly downtown and is in addition to the proposed 10k stadium. The CC arena would be more like building a stadium in the Washington Park areas in Denver. Near, but not exactly in downtown. It actually will be adjoining the current CC campus on a block that is mostly small commercial businesses now.

Of course this does beg the question as to what the college will do with Honnen Ice Arena that is currently on the campus.
