Create a boundary so that the senseless urban sprawl stops kind of like what Boulder has accomplished. A city wide initiative to house all the homeless. Tax breaks for local small business. All and all I believe these main goals would make Colorado Springs a leader around the nation and the globe.

Given our current growth rate , not sure we need revitalization, but if you can get a plan to add 5000 jobs that pay $40-100k without an advanced college degree and no government clearance, you’ll be my hero.

Infill would be nice but we don’t have infrastructure to support it in roads, sidewalks, mass transit. Given our developer friendly atmosphere, you’ll struggle to pass any laws limiting outward growth. You are aware we already have water requirements for development that almost as stringent as Boulder County?

Nor’wood group, one of our most successful developers is working on homelessness housing and out reach. If they can’t make it happen any faster than they are proceeding, not sure how anyone else could do better. Plus, who would pay for all this housing if we struggle to get money to fix required infrastructure?

You’ll also need to convince retailers to move back into the central parts of the city to support this new density, which they have been abandoning over the last two decades.

Indeed there are certainly hurdles but I believe that they can be overcome. I'm happy to hear that the Nor'wood group is stepping up to help with the homeless issue. I've done some work with the Springs Rescue Mission and am pretty happy with what they do as well.

But wouldn't a boundary to stop sprawl increase the housing prices and rising rent costs?

The building is in response to demand and demand is high right now.

That being said, how would you propose a boundary be created...with what parameters? If you stop building, then what happens?
