Garden Ranch, Vista Grande, Deliverence (Colorado Springs, Cottonwood: for sale, chapel, houses)

My husand and I are looking at the North end of the Springs. Our buget for now is 200,000. We like Briargate but there are limited homes in that price range. So we're looking for a second choice up north to expand our search. There's plenty of homes for sale in Garden Ranch, Vista Grande/Vista grande terrace, and Deliverance under 200.
Are these subdivisions or just what the area is called?
Are they pretty nice areas or should we stay away from any of them? Thanks for any help

I grew up above Garden Ranch (the bluff that is across from Palmer Park). It's a pretty decent area as far as I am concerned and had the landlord kicked me out this year, I totally would be looking for a house in the area.

I went to Grant Elementary and my mom didn't have any problem with me walking to school as it's a pretty safe area. In the years, not much has changed really. It's pretty protected.

In fact I drove through there a few weeks ago and took photos of my the house I grew up in. Still the same after 25+ years.

I lived a block from Grant Elementary. Garden Ranch is, hands down, absolute best value for the money.

My only complaint....barking dogs and owners who think their pets have the same rights as humans. Had to take 1 neighbor to court over it.

That's city wide. Heck, I have a cop that lives down the street - former K-9 cop and now works a desk job - who's dogs bark all the flippin' time. I called about it and within a week I had code enforcement harping on my lawn.

But yeah, I like that area. It's remained pretty constant as far as neighbhoods go over the last almost 40 years.

I live in Garden Ranch, right around the corner from Grant School. I've been here for 12 years, and love it. Several nice houses on the market for around $200K. Solidly built, mature trees in the neighborhood, generally quiet. Much better value than any new construction. Best of all, I'm right in the middle of the triangle defined by Academy, Union, and Austin Bluffs, so getting anywhere is very simple. Yet, because none of the streets inside that triangle go through (well, there's one or two), there's no traffic at all in the neighborhood.

My kids went to Grant, Mann, and Palmer. No complaints with any of the three.

We live near the Deliverance area. Actually we are just north of Dublin, between Union and Academy. Check out that area. It's 80918, but with D-20 schools and a greenbelt (Cottonwood Creek) which is great for walking. There's actually a house for sale on my street....

Nope, they still bark to this day. They also helped get their next door neighbors a dog and he barks continuously when outside too.

I don't let my dog out long enough to tick off the neighbors. Bored dogs bark, he's not bored (at least not out in the backyard to make people mad).

I feel your pain. Another possibble solution would be to get a couple of sonic bark blasters. Attached to a tree or fence they emit a high frequency tone, inaudable to humans, but very distracting to canine ears.

I have lived in Colorado Springs for 15 years. My husband and I own a home in Vista Grande Terrace. We have been here for 5 years now. I will describe the area for you.

Middle Class People
Mix of Familes and Retired People
Wide, Treed Streets,
Sidewalks and Streets recently redone by the City
Quiet, Safe, N.E. Neighborhood (many nights we are out late walking our dog, never any problems)
Good Neighbors, friendly, but not too friendly
Close to everything (great location) near main arteries Academy, Union, Woodmen and close to I-25
Three parks close by
largest, Cotton Wood Creek Park - indoor swimming pool, frisbee golf, baseball, roller hockey, tennis courts, soccer fields
Homes are late 70's and early 80's. Well kept, many remodelled selling for $195,000 to $230,000 (approx 1900 to 2500 square feet, 2 car garages)
Many homes have views of the mountains. The mountains are west
Really nice library with a park within walking distance
public schools and Pikes Peak Christian School close by
Close to lots of good restaurants- Chilis, Empire Asian Buffet, On the Border, Stores: Albertsons, Walmart, Sams Club, Target, Ross, Safeway, King Soopers
Close to a Chapel Hills Mall
Gas station at the corner of Vickers and Academy (close by)

Garden Ranch is an older area on the north west side of Academy. By the YMCA and Target Plaza. There are many nice older homes, some with one car garages. Houses range from $170,000 to $200,000. Vista Grande goes further south on the east side of Academy.

Deliverance area is also an older area with homes built in 70's and 80's homes. There are some very nice well cared for homes in this area also, though I think the streets are wider and more treed in Vista Grande Terrace. There is a new development called Visionary Homes that are selling beautiful homes in the low $300's on the outskirts of the Deliverance Area.
