Default New Home Deals

I'd like to start a thread where people "generally" mention the deal they got on a new home (ie already built, but never lived in) or built for them in this market.. In a couple months we're moving to COS, and we want to build a new home, or buy an already available new home in COS.. The deals and incentives seem to vary drastically by builder/area... Please give the price you paid, # bedrooms, baths, area you bought, price paid/incentives, and if you're daring, the builder (or any combination of this!)

I'll mention a deal I already saw.. John Laing appears to be offering 4.875% APR on all available homes, but no closing or incentives other then interest rates... and you have to use their lender.

You're chumming for realtors like this, I fear...

Hopefully this violates the forum terms of service regarding advertising, or otherwise we'll have half the starving realtors and builders in Colorado Springs posting advertising by proxy...

You can find the data you desire with a little work in the El Paso County Tax Assessor's database:

El Paso County, Colorado - Assessor

It has price paid, lots of data on number of rooms, size, lot etc, and it's a lot more trustworthy than what you're likely gonna see in here.

Got great deals going on in Meridian Ranch - different builders doing different things. If you like it there, check out Creekstone. If I remember, they have a lot of inventory to move. Also check out Capital Pacific Homes in Banning Lewis. We contracted with John Laing in Meridian, but were on CPH mailing list from looking there. They'd send me post cards for spec homes that were discounted by $10-$15,000. Know all homes in Banning Lewis are small though - at least for the money I think!

I think if you go to builder's websites, you can find their spec homes and see the discounts. Also, you'll always be able to negotiate once you are there, find a home you like and are sitting in front of their rep at the model.

And yes, John Laing is offering that low interest rate.

See I think that is the exact opposite, this thread has real potential to help people negotiate for the best deal... Although a couple realtors could "spam", they still can't push an offer lower then the builder will allow, so therefore the true lowest prices should come out.


So let's just throw this out there, please no realtors / advertising for realtors. This thread is meant to be informational and helpful to buyers.

Also, please don't spam this thread with ANY current deals, instead only deals of the past.

John Laing homes are decent looking, but I really did not like the floor plans they seem to offer, unless they have changed designers in the past few years. The homes felt like hallways with rooms attached, and the flow was not that comfortable. Just my opinion. We stopped looking for homes after we failed to sell our townhome, We are going to pick back up and try again in 2009 and see how things turn out.
