80906 zip code
Hi right now we are still looking for houses and I have seen some fairly reasonably priced houses in the 80906 zip code on the internet. Not being all that familiar with the Springs area I am wondering if anyone knows how nice this area is. We like older homes, so as far as I'm concerned it doesn't need to be in a new area. I am mostly concerned with crime, and if an area is likely to go downhill. Thanks for your input!

It depends. Personally, I wouldn't want to live in Stratton Meadows, but Ivywild is nice, and of course, Broadmoor, which is, of course, not terribly reasonable. South Neveda is not pretty. But in general, you can find good houses in this zip.

80906 have some great reasonable homes. It depends on what your are looking for though?! My family has lived in this area for 60 years so I have pretty good knowledge about it. Are you school districts important to you?

Most of 80906 is in a good area. You will find, however, that the "reasonable" (of course reasonable for you may be different than I might see it) houses are not in great areas. I can't find a decent map so I can tell you some boundries of what is and isn't considered okay.
I spent my teen years and the summers there from about 11 or 12 years old to 18 years old.

School districts aren't important. What I am mainly looking for is a fairly nice, safe neighborhood that doesn't have a crime problem. As I said before, it doesn't need to be a new neighborhood, nor does it need to be extremely fancy, but I would like to see the homes fairly well kept up. Personally I prefer homes built in the '50s and '60s. I have seen some homes that list Stratmoor as the subdivision. I don't think we could afford a home in Broadmoor. What are the prices like in Ivywild? Also, what streets/areas should be avoided? I know S. Nevada isn't very good.

Stratmoor Hills is iffy depending on the exact address.
Most of the houses in 80906 you find that were built prior to about 1975 are in sketchy 'hoods unless you are talking those west of Nevada. Unless you have an exact address, it's really hard to steer you in the right direction.
If you are looking for apartments, stick west of Nevada/115. Some of the new condos are pretty good but the closer you get to B Street, the more iffy it gets. It's not horrible but the cheaper you go in the area code, the more likely you are to have some concerns.
C Springs is a pretty safe community as a whole but like any city, there are pockets where you want to choose carefully.

Stay on the west side of 80906 and it is nice. Don't get too close to Nevada Avenue as a general rule, but there are always exceptions.

Agreed but there are some nice homes near the Albertsons on 115 and near the old Honeywell plant. It's not perfect there but around that area is okay. But yeah, the closer to B Street and the less desirable it gets.
Also, if you get close to where the Home Depot is (Southgate) is not a great place to live.
The homes that are above Motor City aren't too bad and actually grew up with some kids that lived in that area - off 8th Street and north of Motor City but the closer you get to Nevada, the sketchier it gets. Poor Nevada. I almost feel sorry for it as it's been the tales to tell about the seedier side of our life here.
Heck in the downtown area, we used to "cruise" on Nevada. Not sure if the kids cruise like we did in the day but yeah, we'd meet up with our friends, spend endless hours driving up and down Nevada, turning a few blocks north of Palmer and turning where the Jack In The box used to be on the south end or hang out off of Vermijo (that could be wrong but I remember the area like I was there right now).

There are some great neighborhoods in that area. Some to be more careful then others but you will find some older style craftsmen homes. Ivywild prices go from low 100's to upper 200's depending on the streets in Ivywild. The Broadmoor area is beautiful. Prices range all across the spectrum but tend to be higher then the rest of Springs. There is an area called Cresta Vista that have some great homes for a good price. I believe you have to be careful with some of the homes in there because they used to be in a flood plain. Insurance skyrockets if that is the case. Its hit a miss though.

OMG!! I remember those days on Nevada! Very true and those were some fun times!!
Oh to the OP, I used to live in zip code 80906, I was in the ruff neck area where COflower mentioned, B-Street! I remember plenty of gangs in the Stratmoor Hills area. It does get much better if you head for the hills off to Cheyenne Meadows rd, close to Quail Lake park, which at the time was pretty nice (not sure since I been away almost 13 yrs ago). But Do keep away from getto B Street!
