saw some very interesting (city lights views, tall pine trees, trails, etc) properties in crystal hills gated community, south of manitou springs...wondering why the area has so many lots still available...? being a short commute to CS, thought this would have been a hot commodity.

wife hears that manitou springs schools aren't the best (7 of 10 on one of the school rating websites), and wants to spend the big bucks to live in district 12...looking for a sanity check.

Default gated community south of Manitou

I think the community you mentioned is probably Crystal Park. It is gated, Crystal Hills is not. Crystal Park certainly has some gorgeous views, but I wouldn't want to drive those windy roads in the middle of winter.

Don't know about the schools in Manitou.

Curious, why were you looking at southwest? North Colorado Springs has some great schools. Housing in the price range that you might like. bashep
