80919?
I was wondering if someone could help me out with something. Right now we are looking at some homes in the 80919 areas and we have questions about the HOA's or convetants there. Some of the sub divisions is called Live Oak Station, Rockrimmon and Parkside. We aren't able to get info on them unless we put a contract on a house. But we want to know the info first if possible to help us decide if we want to live in those areas. Some of the questions are: how much for the monthly fees? , what are the rules or which ones are crazy? and what do you think of these areas? We have never lived in one of these governed neighborhoods but we would like to move farther up on the Westside. Any help would be appreciated, thanks!

You should not need a contract to get covenents or HOA info!!!

I would highly encourage you to talk to a few different people that live in the subdivision. You should be able to get the rules before you purchase...that's just crazy. But either way, talking to those that live there is your best answer. Personally, I would never move into a new neighborhood without talking to various residents first. Ask about the HOA, meetings, rules, etc. You can learn a lot about the community/neighbors this way...trash service, community bbq's, holiday events, etc. Our subdivision/neighborhood is extremely good in coming together and celebrating birthdays and other Holiday events throughout the year, to including a rotating Sunday night BBQ during the summer. For the Rockrimmon area, check on if the homes looked at are where coal mine settlement insurance is needed. If so, the existing insurance is transferrable and if the current owner does not have you can get for $300/lifetime coverage through the city.

You may be able to go to your county Recorder's website and download a copy of the recorded documents free of charge. I've done that for several properties here in Arizona that we've been looking at......

Your real estate agent should absolutely be able to look up how much the monthly fees are - the listing agent should have put them in the MLS. Your agent might be able to get the HOA rules/covenants off the MLS, and if not, they should be happy to find them for you as part of their service to you.

I lived in Rockrimmon in the mid-70s and I remember that the HOA was a real annoyance. I can't remember the fee, but it was not very much. It was lead by a group of retired Colonels who enjoyed commanding a new group. There were rules about leaving garage doors open, seeing firewood from the street, fences that had to be approved by a committee and house paint color rules. I can't remember all the rules, but certainly a Realtor would be able to discover them.
If you like this kind of meddling, go for it. I found it way to opressive. Common sense and decency trumps rules.

If your realtor can't get this for you prior to an offer, you need a new agent. When we were looking for our house, my guy was able to pull CCRs on the properties we were seriously interested in through a title company he worked with. Given how much these guys make with a sale, that sort of service is not only reasonable, it should be expected.
I know the area in Rockrimmon we looked in has some semi-strict rules and an active HOA, as we nearly bought a house there. I seem to remember the HOA had their stuff on a website.
Bottom line, though, if your realtor isn't getting you that info BEFORE the offer, he/she is not earning his/her keep. Kick 'em to the curb and find someone better.

Actually the places we are looking at have convenants and I was told it might be 75 dollars a year. But my Realtor is getting the rules for us before we put in a offer. Thanks for everyones comments.
