Default Zip Codes to Consider?

I'm trying to get a feel for the rental market in CS, but I'm having a tough time as I'm not familiar with the various parts of town. Ideally we'd love to live in Briargate (80920), but there aren't many rental homes at or under $1000, which is our budget for now.

What are some other decent zip codes to search under? School districts aren't really much of a consideration at this time. Primarily we are looking for a clean, decent neighborhood with shopping nearby. I'd love to be able to walk to parks or shopping centers, but I can live without if need be. My husband's employment has not been determined yet, so maybe an area that is centrally located or has easy freeway access.

80921 is GlenEagle, schools are either D20 or D38, both good.

I use realtor.com with zips to find stuff, they do rentals as well as resale homes.

There are lots of good areas besides District 20. If I were you, I'd focus on selecting an area with relatively low crime rates.

We live in the southern part of D-20 in 80918, which is east of the freeway (I-25). Another area of D-20 that is west of the freeway is the Rockrimmon area, which is mostly 80919.

Parts of 80918 also go into D-11, but they are literally across the street from me and the houses there are identical to mine, neighborhood same. Just different school district. The nice thing here is that you could use D-11 elementary and middle schools and then choice your kids into D-20 Rampart HS which is just up the road. Or you can elect to choice them into D-20 from the get-go, up to you.

The orginal post said school districts are much of a consideration but near by shopping, freeways and parks are.

Frankly Colorado Springs is a very horozonal city - access to "freeways", shopping and parks is a fairly tall order. Briagate is North within the city. A more central location would be the Village 7 area, Garden Ranch. To search by zip code is not always accurate - it would be best to search by area.

My area of 80918 has all 3 of those - good schools, close to freeway, shopping and parks; low crime. Heavily residential, kids all play together in the street in the summer, neighborhood block parties and yard sales. Lots of trees too. Love our area.

We live in 80923 and we are pretty happy here. It is D49, but the kids go to D20 as that's where they were going before we moved out here. We didn't want to separate them from their friends. School choice is a good thing!

80923 is in what I call "the sea of homes" east of Powers out on the prairie. Not a lot of trees; they are all still pretty small. Low crime area though. I see several homes for rent right in our little subdivision. A lot of it if from military couples moving on who were not able to sell thier house due to the housing crunch. I would suspect though that you might find rents to be about the same in Briargate as this is a relatively new housing area, but I am just guessing.

Also 80919 is also District 20 too but it is on the Westside of I25.
