The altitude is about 8500 feet, and the ZIP is 80863 for street mail delivery, and 80866 for post office box delivery. The only downside for Teller County is that you need to get your outdoor work done by about 1:00 or 2:00 in the afternoon as the clouds come in and it can rain and hail and thunderstorm almost every afternoon in the summer which drops the temps about 20 degrees. The storms get hung up at that altitude and most times don't cross Pikes Peak so the Springs stays warm and dry while we soak and freeze, like today, and yesterday.......

Another great area is Pinecreek/Creekside and off Old Ranch Road at Otero (5 acre homes). We love being able to walk to the Briargate Library and around the neighborhood. All three D-20 schools (elementary, middle & high school) are nearby. Access to I-25 or Powers Blvd is excellent, and shopping abounds (Chapel Hills Mall, Promenade Shops at Briargate). We've lived in other places in the area, and this is our favorite!

Broadmoor has D12 which is a great school district. D20 is also a top rated school district - Briargate area. Monument's school district is also a higher rated one - you can also find bigger lots in the Monument/Palmer Lake area.

My wife is a teacher in D20 and thinks the exact same thing. Everyone here automatically assumes D20 is the best district, and it is in many regards, but it's definitely not the best experience one can get for their kids in the Springs for many reasons. One example is how technology is an after thought in many D20 schools. The main reason for this straight from the horse's mouth? The kids have it at home, so why teach it in school. That's almost insulting. Not to mention what happens to the less fortunate who don't have it at home?

I was surprised that my daughter had a technology class in first grade at Academy International (D20).
