Call your landlord or property mgt.
I think you need a better understanding of your lease. Of course I haven't read your lease but ...

Typically, residential leases require the tenant be responsible for common or minor maintance and repairs. Keep reading and I'm sure you will find what the landlord is responsible for; property taxes, and repairs or replacement of major elements.

A clear exception to this outline might be a "rent to own" type lease. I am aware in some of those agreements the tenant is responsible for all (everything!) repairs - of all types!

If the hot water heater needs to be replaced it's typically a landlord's responsibility.
Don't panic - read each clause of your lease!

no im not doing any lease option to own, the information that you all have provided has been very helpful. I will talk to him tommorrow after the holiday and i will post what he has to say.

That seems to be standard language in some of the leases around here, it was in mine while I was renting. It just means you keep up the little things, like light bulbs and stuff like that, maybe cleaning the furnace filter, etc. The landlord still has to replace and repair the hot water heater and bigger stuff. I discussed that phrase with my landlord when I signed the lease and that is what he told me. And he did place and repair anything major during the two years I rented from him, we never had an issue with that phrase. Hope this helps. Call your landlord about the water heater.
