I had one who didn't like the looks of my driveway. Its a normal driveway, no steep grade or anything. We thought it was comical. Excuses...

This is unfortunate. Nobody wins and your neighbor has a big responibility.
I have a solution.

Make sure your listing agent puts a SUPRA lockbox on your house. That way when the buyer's agent comes by, it will read electronically for the record if they have been there, and what time, and their contact info.
When you require an appointment you are narrowing down the number of people who can see your property.

If your agent isn't high tech enough to treat you properly, then hire a new agent.

A few times I have had clients tell me as we drive up: "I dont like this house or neighborhood" and they make me drive away. I cannot tell them to get lost, I am required to do as they ask. Of course, I should cop to it when asked about it later. Sometimes buyers agree to a day of showings, then arrive with only an hour or two available. I cannot make 8 calls to cancel while they are standing there. And I should admit if life got in the way.

Sellers, on the other hand, need to do their part and have their homes ready pretty much from 9-9. If they have to work like fiends to get it ready, then its not really ready for sale. I know it is a total pain to be on the market but you simply must be ready within 2 minutes. (If an agent was showing property in your 'hood and knocked on your door you woudln't tell them to come back another day. That could be your buyer!)When you leave the house, leave the lights on, have it smell fresh, so that your important sale has a chance.

One of my clients called it "company ready". Keep the beds made, the dishes in the dishwasher or cupboard, the laundry in the hamper, the flat surfaces dusted, the puppy in the crate, and WOW the buyers and agents who come through. It sure beats heaping all this expectation onto yourself only to be horribly disappointed when life happens.
