Default Real estate sales

Does anyone know how well homes are selling in Colorado Springs right now? We just put ours on the market a week ago. I don't really know if houses are selling much around here or not! Looked on line and can't really find much either way. If there are any realtors on here that can give me any websites to go to or info I would appreciate it. Thanks in advance!

Check out trulia.com and zillow.com. Lots of trends and sales/foreclosure data. RP

I think if you price it right (lower than you think you ought to, most likely), you can move it pretty quickly. But if you price it at "what it is worth", it may sit for several months. That is my general impression of the market right now.

Depends. At the $250K and below price point, sales are steady. Much above that...well, good luck with that!

There are stats on the Pikes Peak Association of Relitters website.

But be aware that there is significant manipulation of the data in that database.

Pheteroi - Interesting you should say that your realtor seemed skeptical of Zillow and Trulia. When I asked about Zillow, my realtor indicated she wasn't all that impressed either. Not sure why, but I suspect they don't trust the metrics that Zillow uses, and they feel more comfortable with their own "comps" to estimate value. My agent thought that the Zillow estimates are too high, but with the properties I've tracked, I've found the Zillow figures lower than the asking prices and closer to what I'd actually consider paying. At least that's my impression so far. I've been using Zillow for some time as a baseline for home values both in my own community (for selling my house) and those I've been considering. That said, I wouldn't necessarily trust their figures to establish any absolute value. It's just one factor I might use in negotiating if Zillow's estimate is lower than the asking price, or to act aggressively if Zillow's estimate is higher than the asking price. If Zillow's estimate is much higher or much lower than the asking price, then that could serve as a red flag to do some more homework (or walk away).

I found both of those sites good for getting a feel for approximate values in various areas, but I did much more extensive research using the El Paso County tax assessor's database and the public trustee database for areas where we found a potential purchase.

I would *not* use either zillow or trulia as the basis for setting an offer price.

That's funny...my agent thought the figure of how much less houses were going for than list price was on the significantly low side.

Our house sold within 3 months. We listed it after July 4th of last year and it was sold by Labor Day. We closed end of September. Although we wish we hadn't sold it now...hate living on the east coast. Great place to visit but not live.
