My landlord has two separate leases one for me and one for my girlfriend. Is that legal? My landlord call me every month on the first to ask if I mailed the rent or if I am bringing it to him direct and last month he called three days before the rent was due to remind me about rent? Can he do that? My landlord comes unannounced and enters the premises can he do that? We paid 2900.00 security deposit when we moved in, he said he gets thirty days after we move out (if we chose to not renew the lease) to return the security deposit, is that legal?

I Googled "tenants rights Colorado" and came up with several different websites that may be helpful to you. Also, you can check with your city/county government to see if they have any regulations.

In answer to a couple of your questions: (1) there's probably no law about when your landlord can call you. (2) hopefully you have something in your lease that requires your landlord to give notice before entering your premises. (3) Regarding the return of your security deposit, that should be covered in your lease.

I suggest that you check with a few of the websites (State of Colorado, coPIRG, etc.) for guidance, rather than relying on what we think we may know on this forum.
