You are in a good situation now for buying a home--it is a buyer's market, especially if you are a first time buyer and do not have another home to sell. There are many first time home buyer assistant programs in Colorado which can give you a lower interest loan and other assistance. See Colorado Housing Assistance Corporation

Also be sure to check out all the cities you are interested because they have access to monies and special programs. Ask for housing assistance office. There are many diverse neighborhoods that are in your price range.

I applaud your husbands efforts to avoid materialism. I hope that you can reach a comfortable agreement that is good for both of you.

Are you aware that Albertson's has closed many of their stores in this area. I do feel that the remaining stores may be sold to another grocery company making entry into this market, as the amount of the stores are just to few to allow proper marketing penetration or they may close altogether.

Another option north of Denver is Erie. It is more diverse than many cities in CO with a good number of Hispanic and a few African American families. Solid people, solid schools. Additionally, Lafayette has a higher concentration of non-white families and even has a bilingual school. It really depends on what type of neighborhood you are looking for in terms of percentage of non-white households. Housing prices are very attractive in both cities and there is a glut of housing available in the $200k -$250k range.

The lack of materialism I was seeking exists in both cities. Nice to see kids wearing different clothes instead of everyone in Nike and Abercrombie. Individuality does exist!
