I am looking at a lot in Empire, Colorado on the creek and looking up on the mountains. I am wondering what lots are selling for in Empire. What is the chance of growth and rental during ski season?

Have you been to Empire? It's VERY small, pretty cold, unlikely to see much growth and certainly not a place know for a ski rental property. Google Earth has mapped Street View for Empire, it will help give you a feel for the town.

Have you actually been there yet?

It's a drive through town for people on their way to Winter Park and since it is on the other side of the pass from WP, it's not an attractive place to rent out to skiers.

I'd say the chance of growth is as it has been for decades, nil. It's too close to Denver to be of much interest for vacation property and isn't attractive for destination travelers as there is nothing to do there. My dad says it hasn't changed much since he was a kid before I-70 was even built. It sits in a narrow valley and gets little sun in winter.

I would say if you really like Empire and that valley and want to build something there for yourself, knock yourself out, but as a business proposition or looking to earn rental income, I'd say chances are small.
