my husband and i are thinking of retiring to del webb`s anthem ranch. anyone know anything about it? it`s in broomfield. we`re in las vegas now but we`re from mass. so i know what winters can be like!! is the snow amts. diff?? is it lighter snow?? what`s the state tax like?? any info on these questions would be great:

Anthem is a great new community in Broomfield, just south of Erie. Del Webb builds nice cohesive communities the Highlands is for not yet 55 year olds, and the Ranch is for 55 and better. There are scheduled activities, trips, if you want it, they may have it.

It has been so long since I have seen snow, you forget all about it.

Because of the lack of humidity, our snow is generally lighter, but we do get the tree breaking fall & spring snows.

I helped a nice AZ couple buy at the Ranch, they stay here from March to October and "winter" in AZ - cute. I want to be just like them, when I grow up.

Also, for many pensioners, if a CO resident is 55 or older, the first $20k is exempt from State Income Tax, which at 4.63% equals a break of $926 per year per pensioner. Nice benny.

I would not recommend moving to Anthem Ranch in Broomfield as my husband and I (as well a most neighbors) have experienced nymerous problems with construction, poor drainage, and unresponsive "customer relations" stadff. We have been here for 3 months and cannot see the end of the problems that we have brought to the attention of our customer representative. It appears that once Pulte Del Webb has your money, you do not count any more. If you want to know more about how they proceed and the dissatisfaction they cause, google "Pulte Del Webb complaints" and find out for yourself.

I think it is about 3% or 3.5% that goes to the state.

Re: snow - Do you mean is it different than anywhere else around the metro area? If so, the answer is no. There is a ton of information on this forum about snow, weather, etc. There are some current active threads, too. You can do a search and learn a lot.

You can alwase take a look at Vista Ridge, it is the sub-division right acrost the street from Anthem. The homes in there have some very reputable builders building in Vista Ridge.

As far as snow. That area is on the plains. Just west of I-25, East of Boulder and Lafayette, north of Broomfield. The snow can be at times a pain in the rear. but it is not that bad.

I have checked Anthem Ranch. It's HOA is quite high and the property tax (showing on the developer's brochure) is apparently higher than other areas of Broomfield. I don't quite get it why? I assume that the property tax rate is the same in one county.

We looked a bit into Anthem Ranch and it just wasnt for us. So we checked out Vista Pointe and Vista Ridge across the street. If I remember right HOA fees are a bit lower in Vista Ridge which has a club house and a couple of pools. However, property tax is a bit high, but it goes right back into the neighborhood. We found our home in Vista Ridge and unfortunately are not able to move right away (have to finish up things in CA). The builders sales people have been great to us. They check on our house, let people in for us (alarm company and whoever else needs to get into the house), they check our mail and forward it to us. They even hired a neighbor kid to cut our lawn.

I did a search on Pulte complaints and can't find any specific to Anthem in Broomfield....although there certainly are many unhappy folks in Pulte developments. So, was wondering if there are any new updates on Broomfield complaints as I am considering moving there.
