Default Grandview Estate

Hi

I have searched the forum site and did not seem to find any posting regarding Grandview Estate area near Parker. Does anyone have a general idea of living in this small area? We are looking to move in to a close to city horse property with affordable price range. Is this a good area for country style living?

This part of the area seems to be very convenient to many places, such as lightrail, mall, business center. Has anyone lived in this area? One thing we are not sure about but love to learn is to raise a horse and the fact is that we have never had a horse may scare us but we decide to make the move.

We are used to residential area with public water and sewage service and are not familiar with the maintenance of well water and sewage system on horse property. Is there a lot of maintenance work?

It appears that there are 3 currently in the market. just west of Parker Road & north of Lincoln, from $300,000 to $350,000.

Wells require testing and treatment. The expensive part comes if the well runs dry. A few wells fail.

Best to use a local broker as a buyers agent. Who can teach you what you don't know and advise you how best ot proceed.

Grandview Estate is not incorporated into Parker or Lone Tree. I am wondering about the services provided for this community, such as snow removal, road construction and etc. A similar area such as Foxfield near Parker & Arapahoe has developed into a city and has better local road construction with gas, water, sewage service lined up where each house may decide to tap into the public service. Does anyone know this will likely happen to Grandview Estate? Foxfield is really nice area with large acre of land but the price is out of our range :-(

Foxfield is a city - although there has been talk in the past about unincorporating.

The county maintains roads, unless they are privately owned. Parker would be better to incorporate into - no way for lone tree to "flagpole" past Parker.

(As Denver did to annex SW Plaza)

Just curious about roads maintained by the county - why would there be difference between Foxfield and Grandview Estate where cross roads maintained by the county is far better than the road in Grandview? Who decide to put graveled road? Will public water, sewage service be provided to community not established by big named builder? How does that work? I am looking to be educated. Many Thanks .

I believe this area is what you think it is. Country living, city close.

I know grandview has an HOA. I know they have been concerned with the
development that is beginning to surround them and will continue in the future.

Lincoln has become a very busy road and can become backed up at the peak hours. A lot of people who don't want to pay the toll on C-470, take Lincoln instead. That said, Lincoln heading into HR (to the West) is often even more congested at rush hours.

It is true that Grandview would be very convienient to lightrail, shopping, highway, DTC, etc. And I love the little breakfast and lunch place nearby, calling "Great Beginnings". Its simple, but always good and family run. A great place for breakfast!! Kind of a well kept secret in my mind.

Its definately an older neighborhood that is increasingly become surrounded by C-470 to the North, Lincoln Ave to the South and the Meridian Business park to the West. I know there is probably something planned to the East as well. To the South is the future Ridgegate subdivision which will eventually be quite large. It will be a highlands ranch type development with a focus on being transit friendly. But it has a very long build-out plan, so unlike a lot of Colorado developments, they have been saying ridgegate would proceed slower. It might also be a little higher-end than say highlands ranch ... or similar to the upper-end HR developments.

Thanks b. adams for the info regarding development around Grandview Estate. I do hope the surrounding development will be mostly residential with good planning. Did you mean West in "I know there is probably something planned to the East as well."? Since I believe the East side is called Stonegate and has been developed already. Is there anything someone should be worried living in Grandview or planing to move in?

I lived in HR for about 5 years. Loved the Rec. center, neighborhood, and etc. But feel like to have a larger, quiet yet still convenient place to raise the family with kids. I grew up in a place full of nature, trees, pond, where activities are abundant. Grandview appears to be the one close by, convenient with large acre of land.

I will have to check out the breakfast place myself some days.
