Looking to return to my native Colorado after spending my working life on the East Coast. I am looking at Alamosa, but I see that a lot of properties are near the Rio Grande.

Is this area (particularly Alamosa proper) prone to floods?

Generally, no, if one is not in the designated flood plain of the river. Lack of water can be bigger issue in the San Luis Valley, and then there are those bone-chilling cold winters. People still like to gloss over that the SLV is one of the coldest places in the United States in winter.

Jazzlover is right. It's more of a concern of lack of water in the SLV than an abundance. I've lived in Alamosa, no flooding happened when I was there. I've been familiar with the town and area for 20+ years and flooding isn't a major concern. The winter cold is, though! Although I enjoyed delivering The Valley Courier newspaper in -25 degrees in January (I find cold invigorating), most people aren't going to be comfortable with that.
