Oh, I'm aware of the pitfalls of Victor and Cripple Creek. Even without the possibility of a cyanide leak, the water up there isn't that great. As a friend of mine put it, Victor is "a quaint, historic town sitting next to an industrial wasteland." I was just making the point that there is a place in Colorado that is small, (relatively) pretty, has jobs and affordable housing. That doesn't mean it's a paradise or for everyone. Even the jobs are transient by nature. Mining has its ups and downs and the casinos will hire any warm body to fill positions.

I could see how it would be a good entry point, a stepping stone into the state, but I'd hesitate to buy property. The OP is going to need to compromise on their list of requirements.

If you follow that graph for daily average highs you'll see that there is a small period between mid December and mid January where daily highs only average 37. And for my money that's pretty close to 40.

Durango has as pleasing a climate as you'll find in Colorado.


The average minimum temperature in Cortez for the month of January is - 2 F. My source gives the average high as 35 F for the month of January, but I won't quibble over 2 degrees. This same link gives the average max temp for Durango in January as 30 F with the average low coming in at also -2 F. I don't mind those temps at all, but they are colder than what the OP said she was looking for. In addition, Durango is anything but a cheap place to live. $750/month in Durango might get you a broom closet if you're lucky, and $500 - $650 wouldn't even get you a dog house.
