In the middle of almost nowhere.
Price seems normal.

But, but...
You need to physically visit.
You need to find one or more local people who can give you the scoop on this.
This is NOT a real city/town, it is unincorporated Pueblo County. You need to visit the County offices and TALK with people there.
Caveat Emptor.

If it is a good deal, then buy both lots.

Please let us know how it all turns out.

It is about 35-40 miles south of Pueblo on the edge of Pueblo County. Looking at the lots, its on a bluff overlooking Highway 165 in a newer sub division. The two lots are also on opposite sides of an existing house, so they aren't continuous. While Colorado City is a census designated are (not a town officially) it is next door to Rye, which is a statutory town in Pueblo County. You can look either or both of them up in wiki.

I own two adjacent lots in Colorado city. Have never seen them, obtained via tax Deed. I have never seen them. Will sell them together to you, because you seem really nice, for $4,000

Thank you for the replies.

A lot with city water and sewer hookups cannot be purchased for 10 times that asking price in my area.

I do see an awful lot of vacant lots for sale in Colorado.

In general, would one expect to be able to build a small living quarters (say 600 or 800 sf) on such a parcel without problem?

Thanks, the area climate is more appealing to me than the snow and cold of the mountains or the blowing sand of the SE desert.

I found out what this naive country boy didn't understand about Colorado vacant land and access to water!

I saw one estimate that it could cost up to $30,000 for city water and sewer hookups. (TAPS)

And putting in a septic and drilling a new well on rural land could be more!

(One guy was out $10,000 and they found no water.)

Colorado City is about 20 to 25 miles to Pueblo, not 35 to 40. Colorado City sits between mile marker 71 to 74 along I-25 and Pueblo starts at about mm 94 to about 101.

So with my math, that's from about 20 to 30 miles depending on where you're coming from and where you're going to. The speed limit from Colorado City to Pueblo is 75 mph.

Rye is about 7 miles up 165 from Colorado City and has a population in the hundreds. There are no stop lights in Rye, no gas stations, no grocery stores, no liquor stores as Rye is a dry town, no bars, no movie theatres, no bowling alleys, etc. There is a coffee shop and a small cafe there now, a construction company or two, a post office, a bank, a high school, a grade school, a few churches, some parks, trailheads, etc.

That Craigslist list map shows a section of property on an existing road on a bluff right across from Greenhorn Park along 165 with access from a road that goes around Lake Beckwith. There appears to be a home down the road from thoses lots, so tap fees shouldn't be too costly. A few thousand sounds reasonable. Don't know the sewer and water situation in the area.

Okay, 20 miles. Still a possibility of 30 minutes from Pueblo as Pueblo is one of the few places along the front range where you can get stuck behind a rolling road block of elder drivers going 50-55 mph and plugging up the interstate.
