Unlike previous big migration waves, which were more dispersed, more than 80 percent of newcomers are settling along a narrow band nestled against the Front Range.

That might help explain the runaway home prices and rents and worsening traffic.

Not only are relocating out-of-staters zeroing in on the Front Range, so, too, are residents of more rural parts of Colorado, where the economy continues to struggle.

Not sure where they get that previous waves were more dispersed. People have always come to the Front Range.

This. T-REX significantly improved the flow on I-25. For about 9 years.

Traffic now is equivalent to southern California on that stretch, even at 2 PM.

Similar thing happened with C470. For a while it had light traffic. And then the development, both commercial and residential, began filling in along its formerly beautiful sides. It didn't take long to become another freeway with frequent clogs. I doubt it has maxed out yet, but it will get there soon.

I love Colorado. Was stationed in COS when in the Army. Didn't want to come back to Florida. The wife had a ailing mother so we had no choice. Keep dreaming about it though.
I remember getting lost and ending up in cripple creek. What an experience.....

I lived in Denver 2012 - end of 2014, and the change in traffic just in that short period was noticeable. I lived in Chicago and LA before that, and Denver went from being fairly free-flowing to just as bad as the aforementioned. I miss it sometimes, but I often wonder what it looks like now. From my friends who still live there - and most are locals - they say it's almost unbearable. Unlike Chicago, and even LA to a certain degree, there are no alternatives to the highways, whereas in Chicago you can save some time by exiting and taking side streets. Denver isn't built to handle it.

Just you wait, it will get worse once construction starts on 'T-REX II' I-70 from Brighton Blvd east to Quebec St. Probably become a 5 year project.

Can't wait 'til the $2 billion buried boondoggle is finished. It'll immediately be as congested and functionally obsolete as the viaduct it's replacing, but there will be a fake deck park in the hood. #Progress
