We will be touring the country once again in our motor home, and would like to spend several months in Colorado. When we stay somewhere for a longer period of time, we prefer not to camp in RV parks. We have enough love for Colorado to purchase some inexpensive acreage there to park on during our visits. Are there counties (pref near Pueblo, but flexible, needs to be no more than an hour from good hospitals) where we can find legally campable land, safe area, remote or remote feel, that we could maybe run water out to or have a well at if we wanted to build on it later or give it to the kids.

If you know of such a place or an ideal area to buy such a place, with low to no restrictions, let me know. Does not need to be in the mountains. Under $10K is best, but under $17K, unless it's owner financed.

Read our threads on the San Luis Valley (SLV) and be wary of the land sales down there.

Consider putting an ad in craigslist seeking a safe place to camp out in exchange for a few bucks; chances are there are and ranchers, farmers and land owners around the region who'd welcome having a few bucks in the pockets and you wouldn't have to shell out bucks to buy arid land that's rather useless without major irrigation.

Heed the advice on this forum about water rights. You could buy land and still not be able to drill a well because you don't own the water.

For suitable land near Pueblo, the Wet Mountains are a good target area to search (between Wetmore and Rye). Or over in Custer County, or between La Veta and Cuchara, or west of Trinidad on Hwy 12, or near Coaldale (south of Salida) or South Fork (hour west of Alamosa) or Guffey (north of Canon City for remote / cheaper) or Lake George (west of Woodland Park) or Bonanza (semi- ghost town with some summer use in Saguache County) or Platoro (Conejos County).

For regulations on longterm camping, talk to County planning / building departments.

That and not be able to capture rain water either (although I think this has changed some but can't recall).

One of the strangest laws I've encountered. I thought our real estate agent was pulling my leg when she said we couldn't catch water with rain barrels. Anyhow, I'm glad their allowing us a couple barrels anyhow.

Generally raw land is a lousy investment unless it's in the path of development.

It just sits there, you must pay property taxes, and you take the risk that somebody might burn down the trees or pollute it by dumping their trash.

If you just want a place to camp, rent.

"If you just want a place to camp, rent?....or "workamp", there are lots of opportunities to fulltime and stay out of RV parks...we did it for 8 years.
